Shortly after our inspection you will receive our valuation letter confirming the sale price recommended with our Terms of Business and actions to be taken prior to going live onto the open market.
Once we’ve received our Terms of Business signed by you, we will then arrange for the photographer, floor planner and Energy Performance Chart (EPC) to gain access to your property for this to be carried out. Details of your property will be specifically targeted to your audience, highlighting the key elements of your property for your approval before going onto the open market

Subject to receiving the approved property details and your instructions, we will then be in a position to contact, arrange viewings to take place and forward property details to potential purchasers from our database.

As part of our service we understand the importance of regular contact from the moment your property goes live onto the open market right through to completion. It is a our duty and responsibility that we maintain close contact with you at every stage and inform you of any constructive feedback shown by potential purchasers.
Any offers received will be confirmed verbally and in writing, confirming the position of the potential buyer, their financial situation and any terms they may have requested. We will of course advise you accordingly with regards to the offer received subject to the information provided.
We also welcome that in some cases you may wish for further information to be declared from either their mortgage broker / lender or solicitor before accepting an offer.
Once we have agreed a purchase price with terms set by you, you will therefore need to instruct a solicitor. However, if you require Mark Hillier to recommend a solicitor on your behalf we would be more than happy to assist you to whom we have worked closely with for over a decade.
At this stage Mark Hillier will draw up a Memorandum of Sale and submit to all parties involved including a copy for your reference. Both solicitors will then write to one another confirming instructions and the buyers will instruct the mortgage valuation or and private survey to take place soon after.
Your solicitor will then request the Title Deeds from your lender (if appropriate) or yourself and thereafter they will send you protocol forms (Property Information Forms) to be completed and returned as soon as possible.
On receipt of the protocol forms, your solicitor will submit a draft contract and supporting documents to the other side which sets the Terms of the Sale. Enquiries will be raised (if any) and local authority searches will be carried out.
Subject to the buyer’s solicitors being satisfied with the above points and the draft contracts being approved, it will be signed by both parties with a view to exchange contracts.
Once the mortgage offer (if required) has been received and cleared deposit monies are on account with the buyer’s solicitor (normally10% of the purchaser price) we will then be in a postion to exchange contracts. Subject to a completion date agreed, the exchange of contracts will take place.
The remaining balance will be transferred to your solicitor’s account, on or before the agreed completion date and once received, completion will take place. Once this has been carried out we will inform you with the good news!

Prior to your property search, talk to your bank or mortgage advisor to understand and identify how much you can borrow and which mortgage product (if required) suits you best.
However, if you currently haven’t approached the bank or need a mortgage adviser we would be delighted to recommend an Independent Mortgage Adsviser (IFA) with whom we have worked closely for more than a decade.

It is important when registering that you provide as much information as possible so that we can understand your requirements from the outset, this way we can show you the right properties in the right area that will match your search criteria.
Once you have found a property that you wish to purchase, this is the time that you make an offer. If you make an offer verbally it is always best to follow up in writing to confirm your position, your financial situation and the timescale you wish to work towards.
The more information provided by you the better, this should include whether or not a mortgage has been agreed in principle, the size of deposit, the current position i.e.whether you are renting, or if you have no onward chain, are under offer or have exchanged contract.
Once the purchase price has been agreed and terms have been set you will need to instruct a solicitor, if you haven’t already done so. However, should you require any assistance on this matter Mark Hillier will happily recommended a solicitor.

Both solicitors will then write to one another confirming instructions and at this point you will need to instruct your mortgage provider (if required) for the mortgage valuation survey to take place.
Once your solicitor has received the draft contract and supporting documentation, enquiries will be raised (if any) and local authority searches applied for.
Subject to receiving the mortgage offer and the local authority searches, your solicitor will report to you with the approved contract to sign and send back. Once this has been carried out you will then need to transfer the deposit money (normally 10% of the purchase price) to your client’s solicitor’s account with a view to exchange contracts.
The remaining balance will be transferred from your solicitor’s account to the seller’s account and once received, completion takes place. Mark Hillier will inform you and arrange for you to collect your keys.

Once the offer has been agreed (Subject to Contract & Referencing) we will request a Holding Deposit (1 Week Rent) together with a Tenant Form(s) to completed and signed and in addition to provide Proof of ID and Address.
There afterwards we will instruct for the Standard AST (Assured Shorthold Tenancy) Tenancy Agreement to be drafted for their signature(s) & witnessed, providing all necessary documentation for any potential tenancy, to ensure and offer you peace of mind.
Prior to the moving in date, the remainder funds will be requested (6 Weeks Deposit & 1 Month Rent in Advance) to received on company account with cleared funds. There after the deposit is transferred into the Deposit Protection Service (DPS) for the duration of the tenancy.

Renting a property can be a stressful process so it’s important that your requirements are accurate and realistic within the budget you have set to enable a stress-free and enjoyable experience.
Please see below some useful guidelines to renting a property before you carry out your search.
Once you have confirmed an offer with terms (if any) to Mark Hillier you will be requested to complete and return our lettings offer form prior to submitting the offer to the landlord. We will inform you, as soon as possible, once we have received further instructions from the landlord.
Subject to your offer being accepted by the landlord we will then request a holding deposit (1 weeks rent of the property) with Mark Hillier to show commitment.
Before the tenants can move into the property we will require the references to pass. At Mark Hillier we use a company called Veri Check to carry out the references.
When renting a property, there are various costs that you will need to take into consideration when making an offer.
Please note that the costs will be covered by the tenants with regards to the following:
Advance Rent: As a minimum, the first months’ rent is payable before your tenancy commences.
Tenancy Deposit: Equivalent of 5 weeks’ rent (if annual rent is less than £50,000) or 6 weeks’ rent (if annual rent is £50,000 or more), payable before your tenancy commences.
Late rental payment: interest will be charged at 3% per annum over The Bank of England’s Base Rate.
Lost keys or other security devices: the costs of replacing them plus if required, the costs of a locksmith, new lock and replacement keys for anyone requiring keys.
Tenancy swap: £50.00 (INC. VAT) plus any reasonable costs incurred if higher, will be payable by the tenant subject to the landlords consent and reference approval.
Variation of contract: £50.00 (INC. VAT) per variation will be payable by the tenant subject to the landlords consent.

A short term let is often a more cost effective and convenient solution to hotels and can be arranged at short notice whether it’s for business or pleasure.
Short term let is a property which can be let for a minimum of 4 weeks to a maximum 6 months (less one day) with any type of property ranging from a studio flat to a 10 bedroom house (subject to Local Authority restrictions)
A significant number of large companies use short lets including insurance, blue chip, relocation, media or advertising or whilst works are being carried out to your home.
